Irrigation Leaking

Sprinkler Zone Leaks

Sprinkler Zone Leak Detection

When one zone floods the lawn or refuses to hold pressure, the cause is usually one lateral line, a failed head connection or a valve that will not seat. Zone isolation finds which before anything is dug up.

Symptoms we're called for

  • One zone puddles, floods or stays wet long after it shuts off
  • Pressure drops in other zones when the suspect zone runs
  • Water bubbling or a small geyser at a head or fitting
  • The zone drips or weeps when it should be off

Property types

  • Residential lawn and garden zones
  • Strata common areas and townhouse grounds
  • Commercial landscaping and institutional grounds

Methods used

  • Zone-by-zone isolation to identify the failing circuit
  • Acoustic listening along the lateral to locate the break
  • Visual inspection of heads, swing joints and valve boxes
  • Pressure-decay testing to confirm the zone is losing water

Limitations, stated plainly

  • Detection only; repairs are performed by irrigation contractors
  • Obvious head damage is reported but we do not replace parts
  • Some losses only show under specific controller schedules

What you receive

  • A zone-by-zone findings table
  • The located fault type: lateral, head connection, valve or control
  • A written report with photographs and repair notes

Next steps

  • Repair the located fault with a licensed contractor
  • Re-test the zone under pressure
  • Review the controller schedule to reduce stress on aging lines
