Buried irrigation, located without trenching
A sprinkler zone that never stops losing water.
Irrigation Leaking helps troubleshoot zones that drip pressure, flood quietly or refuse to hold, and identifies whether the loss is a leak or a control fault.
This site focuses on troubleshooting: telling a leaking zone, a stuck valve and a controller fault apart before calling a contractor.
What we investigate
Sprinkler Zone Leak Detection
When one zone floods the lawn or refuses to hold pressure, the cause is usually one lateral line, a failed head connection or a valve that will not se…

Not every water loss is a broken pipe. Stuck diaphragms, failed solenoids and worn valves waste water quietly. We separate control faults from line fa…

Drip systems fail quietly: cracked emitters, rodent damage, root intrusion and blowouts. Locating the fault without pulling up the whole bed keeps est…

A mainline leak can drain a system overnight while the surface stays dry. Acoustic listening and zone-by-zone isolation narrow the loss to metres befo…

- Describe the symptoms. Call or email with what you see, hear or smell, and when it appears.
- On-site investigation. Non-invasive methods narrow the search: acoustic, thermal, moisture, tracer gas or line tracing as needed.
- Confirm the source. Every clue is confirmed by a second method before it is reported.
- Written report. Findings, evidence, limitations and next steps, formatted for owners, managers and insurers.

Common questions
Do you repair irrigation leaks?
No. We locate and document; repairs are performed by licensed irrigation contractors. The report tells them exactly where to work.
Do you have to dig up the whole yard?
No. The purpose of acoustic, tracing and isolation methods is to narrow the loss to a small target before any excavation.
How accurate is the locate?
Typically within about a metre in good conditions. Soil type, depth and pipe material affect accuracy, and the report states the confidence level.
Can you find a leak in a system that is only run at night?
If the loss is present under pressure, yes. Testing can be arranged to match the schedule the symptoms appear in.
